***Please Read All Rules Before Booking*** -As much as we'd like to connect, it is part of Airbnb's Policy for us to communicate through their messenger platform. -This is a beautiful property, that we take pride in, the property is in a quiet residential area, with sensitive neighbors, so please understand and respect them. No loud music, parties, or gatherings outside past 10 PM, and this is strictly enforced. The neighbors are sensitive and will not hesitate to call the police with the slightest disturbance. If the neighbors complain we will have to ask you to leave the property WITHOUT A REFUND. -This is a very clean home, please kindly remove your shoes when you enter the home. -Please do not smoke on the property. Any sign of smoking within the property will result in a $1,000 penalty. -We do not allow unverified guests who are not part of the reservation, so only the amount of guests disclosed will be allowed in the property. -Any undisclosed guest will be charged $40 dollar per night, for each additional guest. -We do not allow anyone to receive UPS, Mail, or any packages at our properties. If you have any maintenance issues please contact us by 5 PM that day so we can send our maintenance staff otherwise we will stop by the next day. Thank you!

** HOUSE RULES ** These rules are listed to ensure you have an awesome stay while also respecting the building/property owner's rules and not disturbing your fellow neighbors. I wouldn’t want to pass on any additional costs to you, so please take a quick moment to make sure these rules are ones that you can follow. ➤ NO SMOKING: If our cleaner reports that the unit smells like smoke, you will be charged $500. An ozone treatment will be necessary to remove the smell. ➤NO PARTY / GATHERING: A $1000 penalty will be imposed for any unauthorized parties on the property. In addition, your reservation will be cancelled without a refund. ➤ QUIET HOURS: 10PM to 8AM. You will receive one warning if we are notified of excessive noise, then will be fined $250 and/or asked to leave the property without a refund if we must warn you again. ➤ UNDISCLOSED PERSON: There will be a charge of $50 per night for any undisclosed person that is not included in the reservation count. ➤ UNDISCLOSED PETS: There will be a charge of $500 for any undisclosed pet. ➤ TAMPERING OF SECURITY DEVICES: You agree not to tamper with or disable the camera during your stay. If we notice that the camera was moved or disabled, you and your guests will be fined $500 and/or asked to leave immediately without a refund and are responsible to pay for any damage done to the device. This applies to any smoke detectors, carbon monoxide fixtures, or noise monitoring devices. I get alerts to my phone the moment something is touched. ➤ EARLY CHECK-IN / LATE CHECK-OUT: Subject to availability. There is a small fee of $50 per hour if you would like to have an early check-in or check-out. UNAUTHORIZED early check-in or check-out will result in a fee of $100 per hour. You agree that you are booking in goodwill with your host and that you will not attempt to damage your host's business because you are unhappy with the ruling by the platform or the host in the event that you experience anything dissatisfying in regards to your stay or if you lose resolution.
